Sell Your Jacksonville House Fast, As-Is

Top Cash Offer In USA connects Jacksonville homeowners with local cash home buyers who know Duval County and the First Coast. Whether the house is in Riverside, Avondale, San Marco, Springfield, Arlington, Mandarin or out on the Westside or Northside, send us the address and a buyer who works in your part of town reviews it and makes you a cash offer, usually within 24 hours.

An older house that needs a roof or new plumbing, a home that took on water in a storm, a rental with tenants, a house you inherited: buyers look at all of them as they are. You pick the closing date, skip the repairs and showings, and pay no agent commission. If the offer doesn’t work for you, you owe nothing.

Selling a House in Jacksonville: What to Know

Jacksonville and Duval County have been one consolidated government since October 1, 1968. Four communities in the county kept their own city governments: Jacksonville Beach, Atlantic Beach, Neptune Beach and the Town of Baldwin. Wherever your house is in Duval County, the deed is recorded in the Official Records kept by the Duval County Clerk of Courts when the sale closes.

  • Florida sales usually close through a title company or a real estate attorney, who handles the title search, the mortgage payoff and the deed.
  • Florida charges a documentary stamp tax on the deed of 70 cents per $100 of the sale price in every county except Miami-Dade. It is paid when the deed is recorded, and who pays it is part of the contract.
  • Florida law says all mortgages are foreclosed in court (Florida Statutes §702.01), so the lender has to file a lawsuit and win a judgment before a sale. That process takes time, and selling before the sale date can protect your credit and any equity you still have.
  • Florida courts require sellers of a home to disclose known defects that materially affect its value and that the buyer can’t easily see (Johnson v. Davis, 1985).
  • Since October 1, 2025, Florida sellers of residential property must also give the buyer a flood disclosure at or before signing the contract: whether the home flooded and was damaged while you owned it, and whether you filed a flood insurance claim or got help, such as from FEMA, to repair flood damage. Selling as-is to a cash buyer does not skip this form.

More detail on the statewide process is on our Florida page. This is general information, not legal or tax advice; the closing company or your attorney confirms what applies to your sale.

When a Cash Sale Makes Sense in Jacksonville

Listing a Jacksonville home with an agent can bring a higher price if the house is move-in ready, but it means repairs, showings, waiting on a buyer’s loan and paying a commission at closing. Houses with a bad roof, old wiring or past water damage can be hard to insure and finance, which shrinks the pool of buyers who can use a mortgage. A cash buyer trades some of the price for speed and certainty.

Jacksonville homeowners usually call us when the house needs work, a foreclosure case has been filed, they inherited a property or are dealing with probate, they are tired of being a landlord, or they need to move quickly for a job, a military transfer or a divorce. FAQ

Selling a House Fast in Jacksonville: Questions

How fast can I sell my house for cash in Jacksonville?

You usually get an offer within 24 hours. If you accept, you choose the closing date: as little as 7 days once the title work is done, or later if you need time to move.

Do you buy houses in every part of Jacksonville?

Yes, from Riverside, San Marco and Springfield to Arlington, Mandarin and the Northside and Westside, plus Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin. Condition and location don’t rule a house out.

What taxes come out of the sale in Florida?

Florida’s documentary stamp tax on the deed is 70 cents per $100 of the price in Duval County; the contract says whether the buyer or the seller pays it. Your mortgage, any liens and any unpaid property taxes are paid off from the sale, and you see every number on the closing statement before you sign.

My house flooded once. Can I still sell it for cash?

Yes. Cash buyers purchase homes with past water damage as-is. Florida requires you to tell the buyer about flooding that damaged the home while you owned it, and about any flood insurance claim or repair assistance, on a short disclosure form given at or before the contract. Being upfront avoids problems later.

Are there fees or commissions?

No. There is no agent commission and no fee for our service. The offer you accept is what you get at closing, minus any mortgage or liens that must be paid off.

Can I sell my Jacksonville house if I’m facing foreclosure?

Yes. Florida foreclosures go through the courts, so there is usually time to sell before a judgment and sale date, but call as early as you can. See our guide to selling a home in foreclosure.

Can I sell a house I inherited in Jacksonville?

Yes. If the estate is still open, the personal representative appointed by the probate court usually signs the sale, and the title company tells you what court papers it needs to see. Read can I sell my inherited property.

Do I need to clean out or repair the house?

No. Buyers purchase as-is, and you can leave behind anything you don’t want to take.
